Update: Roof Repair Report

Dear Campus Community, 

We are gearing up for day two of Opening Week and are looking forward to seeing folks around campus! This is a follow-up email to yesterday’s roof repair email.  

As promised, the full report from PBS Engineering and Environmental, Inc. (this is the company that conducted the Volatile Organic Compound (VOC) testing) can be accessed here.  The results of the onsite inspection indicated that, based on the Volatile Organic Compound (VOC) readings in and around the building, the odor created by the adhesive is non-toxic.   

If you are experiencing a reaction to the odor, we are more than happy to explore alternative work options, including relocating to a different facility to ensure conducive and comfortable working conditions. Please reach out to HR to make a request.  

In addition to the odor, we understand that noise from the roof repair may become distracting and hard to work nearby. Please reach out to HR to request an alternative work area.

HSAMCC – August 2022

Week 7/4/22 through Week of 8/29/22 – Progress Updates

  • During July and August, construction work and activities included the following:
    • Major structural steel members were installed up through Level 3 and the
    roof which completed the main structure. A topping out party was held to commemorate the last steel member installation. The steel metal decks that support the floors were installed on Level 2 and Level 3. This included pouring of the concrete for these floors as well. Steel prefabricated stairwells on the East and West ends began welding activities for attaching to the main structure. Interior mechanical, electrical, plumbing, and fire protection supports that hold the utilities in the ceilings were installed on each concrete floor. The exterior metal stud framing began on Level 1. Fireproofing prep work that protects the steel members began on the interior of Level 1. Site electrical underground work on the East side of campus and towards the PUB continued North up to the project. Road closures for this work continued. Andrea Wilbur-Sigo, the project-selected artist plans to present ideas to the art committee this Fall. The location for the art has yet to be determined. Interior signage and donor sign design progress continue to evolve. Furniture design and selection of products also continue to make progress.
    • Next few months the project will continue to work on finishing up metal framing and beginning the exterior sheathing. The next big milestones for the months ahead include:
      • Roof structure completion.
      • Exterior finishes.
      • Dry-In of floors L1, L2, and L3. This will kick off interior scopes of work.
  • The critical path and the completion date tracking for a Summer/Fall 2023 building completion.
  • Notices regarding road closures, loud work, shutdowns, or interruptions continue to be shared with the Faculty and Staff, and the College’s campus neighbors.

Update on 5000 Building Roof Project

College community,

In response to the questions you have sent to me and to Kim Clark, Director of Facilities and Capital Projects, about the 5000 building roof repair work, I would like to share the following additional information about the project’s timeline. 

  • As indicated in the attached map, contractors began work on the southeast corner of the building.  For the remainder of this week, the contractor will be focusing on the south end.  Adhesive work will take place from 9:00 a.m. – Noon today (September 21).  On Thursday and Friday of this week, the contractor will be using a torch to complete work on the south side.  Maintenance will be closing the air dampers to prevent the outside air from coming come into the building since there will be a strong smell from the torch work.  This odor is not toxic but does have a strong aroma. 
  • From September 26 – 30, the contractors will be working on the west end of the building and then moving to the middle of the north side of the building.   Adhesive work will be done each day from 9:00 a.m. – Noon.  On September 29 and 30, the contractor will be completing the final part of these sections with a torch.  We will close the dampers again on those two days. 
  • From October 3 – 7, the contract will be finishing up the north end of the building and the west side.  Adhesive work will be done each day from 9:00 a.m. – Noon.  On October 6 and 7, the contractor will be completing the final part of these sections with a torch.  We will close the dampers again on those two days.

Facilities Director Kim Clark will continue to go through the 5000 building each day to verify the areas with odor related to the roofing project and to check in with occupants.  You can also send questions and concerns directly to me or Kim.

The 5000 roof project, like others locally and across the country, has been impacted by delays in the supply chain.  We know this is an extremely busy time of year at the college and appreciate your patience and understanding.

5000 Roof Repair Project

College community,

Starting on Monday, September 12, work will begin on a roof repair project at the 5000 building.  This is one of our minor capital projects for the 2021-23 biennium. 

The contractor has a tentative close-out date of October 21.  The roof will be removed in sections, and there will be noise (primarily from power tools and a forklift) associated with this work for five to six weeks.  Those on the third floor are likely to hear the most noise.

In addition, the contractor will be applying adhesive to the roof, which will emit an odor similar to asphalt.  Most of the work will take place between 7:00 a.m. – 12:00 p.m., but if the noise or the odor becomes bothersome, faculty and staff should work with their supervisor and Human Resources on temporary options, such as remote work if feasible.

The contractor will do its best to get the job done quickly with as little inconvenience to the college as possible.  Your patience is appreciated as we complete this important facility improvement project.

Campus Roadway Striping 9/13 – 9/16

Campus Community,

The college roadways will be getting restriped from September 13th – September 16th. During these times, parking lots and campus roadways will be intermittently closed during the painting and initial drying process. Taking into consideration the on-campus construction, King County Metro activity, and various campus operations, we, unfortunately, cannot give specific days/times regarding definitely which lots/roadways will be closed. Please exercise extra caution when driving on campus and thank you in advance for your patience.
